Abbey Rentals was formed in 1998 and the directors, Tim, and Alison, have been in the letting business 10 years prior to this. With 30 years of development and practice under our belt, we, like all our properties, have solid foundations. Both owners of Abbey have a depth of experience in not only the industry itself, but all matters relating. Ranging from accountancy, local authority matters and interior design, we have a pool of knowledge that has enabled us to grow and expand for decades.
Bills? We've got you covered
Every property on our books has all your utility bills included within the rental price, which means one less thing for you to worry about. Say goodbye to shower length arguments and cold winter nights when you are saving for Christmas presents, we have got it covered. All our prices include water, electricity, gas and broadband, and all students are Council Tax exempt. The only thing we do not cover is your TV licence.
Fully Inclusive Tenant App
We use a fully inclusive Tenant mobile app called Student Swipe! You can make all your rent payments, send maintenance requests, message us in your house group chat and access your Tenancy Agreement all at the touch of a button! You even sign your Contract online through the app!
We have a full-time Maintenance Manager
For all houses managed by Abbey Rentals (excluding Let Only) we have our resident handy man, Alan. All you need to do is log your maintenance issue through your tenant app and he will be over ASAP to sort it out for you. We also have an in-house Plumber, Roofer, Joiner, Locksmith and Electrician which means any problem that may arise can be resolved within a short lead time.
No money? No problem!
Lets face it, most students are skint. We do not charge any upfront signing fees or deposits, making signing with us affordable. We also price our rooms competitively to make sure you are getting the best deal possible.
You know who your Landlord is
We own and fully manage 90% of our properties, which means if you do have any problems, you know exactly who to speak to... US! No waiting around and ringing a Landlord who lives across the country to fix your boiler. The few houses we advertise on a Let Only basis are owned by our trusted Landlords who we know will look after you the same way we would.
We have so much choice
Sometimes, too many options can be daunting - like when you are deciding on the perfect chocolate bar to go with your meal deal. However, when it comes to where you are going to live for a year, we believe that choice is ESSENTIAL! We have all the BEST locations
We know that the extra 5 minutes in bed for 9AM lectures are everything. Whether you are studying on Parkgate Road or another Campus, we are bound to have a house that is in a prime location and will allow you to abuse your snooze button. Draw a search radius on our interactive map when searching through our array of houses, or click on a house that takes your fancy and it will tell you how long it takes to walk there. If you are new to Chester and do not know the area, give us a call and we will make sure you are looking in the right place.
We let you know when we’re coming over
Communication is key and therefore we have developed a booking software which enables us to send everyone in your house a text message at the touch of a button. Where possible we will let you know when Alan is coming over to sort maintenance issues and we will always inform you when another contractor is due to visit or carry out works. During signing season, when we set up a viewing for your house you will receive a text message stating the time and date of the viewing and you will even receive a reminder the day of! Plus, with viewings commencing from 11AM, you have plenty of time to hide the debris of cheesy chips, pop your beer bottles in the recycling and make your bed!
We're super nice
Our door is always open to discuss any problems you have, and we are located a 2-minute walk away from Campus! The Abbey office team is made up of newly graduated University of Chester students, so we know exactly how you are feeling. We are here Monday - Friday, 9AM-5PM and are always free for a chat.
We make everything simple
We understand that you do not come to University to spend your time worrying about signing for a house and paying rent, so we have an easy letting process in place to make everything straight forward. We also tie in your rent instalments with your student loan dates, which is paid via your tenant app when you receive it, so no need to worry about becoming overdrawn if it is late! For any late payments all you need to do is pop into the office and fill in a form.
